Private rental housing
There are many apartments and condominiums in the vicinity of the university. Rent varies depending on the area, age of the building, and building facilities, etc. The average rent is approximately 30,000 to 50,000 yen per month for a single use apartment (six-mat room with kitchen, bath and toilet). To rent an apartment, it is common to sign a contract through a real estate agency. When you look for an apartment, go to a real estate agency and tell them what type of apartment you are looking for. There is no charge for property referrals and information.
Upon signing a lease, you will need to pay a deposit (Shikikin) and key money (Reikin), that are usually equivalent to 1-2 months of the rent, and a commission fee. Key money and commission fee will be paid to the landlord and the real estate agency respectively. Your deposit will be refunded when the contract is terminated, however, it is often used to cover the costs of cleaning and repair when you move out. You will also need a joint guarantor and fire insurance and these should be prepared and purchased on your own. Please inquire with the real estate agency if you have questions. Note that prepaying monthly rent is a common practice in Japan. Make sure to pay rent on time.
